Our Solutions
Custom Real Estate Software Development
Six things property businesses ask us for most often. Which of them you need depends less on the size of the portfolio than on whether you are running a pipeline, an operation or a build programme.
The system of record for a portfolio: tenancies, rent, arrears, maintenance jobs, compliance certificates and the paperwork that has to exist when somebody asks. Most agencies are running three tools and a spreadsheet that quietly holds the truth.
Tenancy and lease lifecycle
Rent collection and arrears chasing
Maintenance and contractor jobs
Certificate and compliance tracking
Search that copes with the way people actually look for property, which is rarely the way a database wants to be queried. Map-first browsing, saved searches, alerts, and media handling that does not fall over on a forty-image gallery.
Map and polygon search
Saved searches and alerts
Media pipelines and floor plans
Portal syndication feeds
Pipeline from enquiry to completion, with viewings, offers and chains where they apply. Built around how your negotiators work instead of around a generic sales funnel, because a property pipeline has stages no CRM template has heard of.
Applicant matching
Viewing scheduling
Offer and chain tracking
Commission and fee splits
Where the resident pays rent, reports a leak, books the lift and finds their tenancy agreement at eleven at night without ringing anyone. The measurable win is almost always the drop in inbound calls, not anything that happens on the app store.
Payments and statements
Maintenance requests with photos
Document vault
Building announcements
Comparable analysis, yield and cash flow modelling, and portfolio views that answer a question in one screen. We are careful here: an automated valuation is a starting point for a conversation, and anybody selling it as a number to act on alone is overselling it.
Comparables and AVM support
Yield and cash flow models
Portfolio dashboards
Scenario modelling
For housebuilders and developers: programme, cost, variations, snagging and handover, with site photographs attached to the thing they are evidence of. The paper trail matters as much as the schedule when a dispute arrives two years later.
Programme and milestone tracking
Cost and variation control
Snagging and defects
Handover packs
Our Services
How a Real Estate Build Runs With Us
Four kinds of work, and most engagements use three of them. The integration list is almost always the thing that sets the timeline, so we scope that before we scope anything else.
Discovery and product strategy
We start with your actual workflow, including the parts that live in somebody’s head. Property businesses tend to have more undocumented process than they expect, and finding it now is considerably cheaper than finding it in sprint six.
Workflow and systems audit
Scope and phasing
Costed roadmap
Custom software development
Web platforms, mobile apps and the APIs between them, built to carry a portfolio that grows. We size for the volume you will have in three years, because property data compounds and search gets slower so gradually that nobody notices until it is a project.
Web and mobile builds
API and platform work
Data migration from legacy tools
Integrations
The connections that make the platform worth having: portal feeds, payment and open banking providers, referencing and AML checks, accounting packages, e-signature and document storage. This is usually where a project either earns its budget or stalls.
Portal and MLS feeds
Payments and open banking
Referencing, AML and e-signature
Accounting and finance systems
Support and maintenance
Monitoring, patching, and a named engineer who knows your integrations. Property software breaks at the edges, when a portal changes a feed format or a payment provider deprecates an endpoint, and those are not emergencies if somebody is watching.
Monitoring and on-call
Feed and API change management
Enhancements by sprint
Know which systems have to talk to each other?
Bring us the integration list and we will tell you what it costs
Feature lists for this sector are long and mostly wrong, because they are written from the software out. These are the ones that decide whether people use the thing.
Search that matches how people look
Buyers and tenants search by place, not by postcode field. Map-first browsing, draw-your-own-area, and travel time from a pin beat a form with fourteen dropdowns every time.
Map and polygon search
Travel-time filters
Saved searches with alerts
Media that does not embarrass the property
Property sells on photographs, and a gallery that loads slowly on a phone is a lost enquiry. Image pipelines, floor plans, video and virtual tours all need handling at upload, so the browser is never asked to do the work.
Responsive image pipelines
Floor plans and EPC documents
Video and 360 tours
A document trail somebody can defend
Tenancy agreements, certificates, correspondence and identity checks, attached to the tenancy or the transaction and retrievable years later. This is the part that matters when something goes to a tribunal.
Versioned document storage
Audit trail on every change
Retention rules
Reporting people will actually open
Arrears, void periods, time to let, maintenance backlog, pipeline value. Five numbers a manager checks on a Monday beat a reporting module nobody opens.
Property Data, and Why It Is Harder Than It Looks
Almost every difficult problem on a property build turns out to be a data problem wearing a feature’s clothes.
Listings arrive in several shapes
Portal feeds, agency systems and third-party sources rarely agree on how a property is described. Somebody has to decide what your canonical record looks like. Make that decision deliberately, because otherwise whichever feed was integrated first makes it for you.
A canonical property schema
Feed mapping and normalisation
Deduplication rules
Addresses are not identifiers
The same flat can be written six ways. Matching records across sources needs a real address resolution step, and skipping it produces duplicate listings and split maintenance histories that surface months later.
Valuation data is a model input, not an answer
Comparable sales and automated estimates are useful as a starting point for a professional judgement. We build them as such, with the workings visible, because a confident number with no provenance is a liability in this sector.
Comparable selection logic
Visible workings and confidence
Human override on record
Standards exist and are worth using
The RESO Data Dictionary in the US gives MLS data a common vocabulary, and portal feeds elsewhere have their own conventions. Building to a standard costs a little at the start and saves a rewrite at the first new integration.
The Rules That Shape the Build
Property is a regulated business in most markets, and the obligations land on the software more than people expect.
Identity and anti-money-laundering checks
Estate agency work falls inside anti-money-laundering supervision in the UK and in many other jurisdictions. That means identity verification, record keeping and a retrievable audit trail. Treat it as a design requirement, because retrofitting an audit trail is close to a rebuild.
Verification provider integration
Evidence retained against the transaction
Reporting to your compliance lead
Tenancy and deposit obligations
Deposits, prescribed information and certificate deadlines are dated obligations with real consequences for missing them. Software that tracks dates and chases them is doing the most valuable thing in the product.
Deposit scheme integration
Certificate expiry tracking
Automated reminders with an audit log
Data protection
You are holding identity documents, financial information and correspondence about people’s homes. Retention schedules, access control and a defensible answer to a subject access request all need designing in.
Role-based access
Retention and deletion
Subject access support
Accessibility
A public listing portal is a public service in practice. Building to WCAG is both the right thing and the cheaper thing, because retrofitting it after launch means touching every template.
What Is Genuinely Changing
Setting aside the parts of proptech that are mostly conference talk, three things are shifting the work we are asked to do.
Search is becoming conversational
People increasingly describe what they want in a sentence instead of setting filters. Retrieval over your own listing data handles this well, and it fails badly if the underlying records are inconsistent, which loops back to the data chapter.
Documents are being read, not just filed
Leases, surveys and certificates carry structured information that used to be rekeyed. Extraction is now good enough to pull dates, parties and obligations out reliably, with a person checking the ones that matter.
Buildings are producing data
Metering, access control and sensors in managed buildings generate operational data that property systems are only starting to use. The useful applications are unglamorous: energy cost, plant failures before they happen, and evidencing compliance.
Property software fails in predictable places: the data model, the integrations and the compliance trail. We have been through those often enough to raise them in the first week, which is the cheapest week to raise them in.
What we build for property businesses, how migrations go, and where the compliance work lands.
Get in touch.
Property and lettings management platforms, agency and broker CRM, listing portals and marketplaces, tenant and resident apps, valuation and portfolio analytics, and development tracking for housebuilders. Most engagements are one of those plus the integrations around it.
That is usually the bulk of the work. Listing feeds, payment and open banking providers, referencing and identity checks, e-signature, accounting packages and whatever your current management system is. We treat the integration list as part of discovery, because it sets the timeline more than the feature list does.
Yes, and the data is the project. Old property systems carry years of tenancies, documents and maintenance history, usually with duplicates and inconsistent addresses. We profile it first, agree what gets cleaned and what gets carried as-is, and run the two systems in parallel before anybody switches.
By designing for them from the start. Anti-money-laundering evidence, deposit and certificate deadlines, retention schedules and access control all shape the data model. We work with your compliance lead during design, not at sign-off.
We build the tooling around them: comparable selection, yield and cash flow modelling, and dashboards that show the workings. We are deliberately cautious about presenting a single automated figure as an answer. It belongs in front of a professional making a judgement, with the inputs visible.
A focused tool such as a tenant app or a maintenance module is a matter of months. A full management platform with migration and several integrations runs longer, and the honest answer depends on how many external systems have to agree with each other. We phase it so something useful ships early.
All three, and they want different things. An agency is optimising a pipeline, a landlord or managing agent is optimising an operation, and a developer is tracking a programme and a cost plan. The software looks quite different in each case, which is why the first conversation is about your business and not our module list.
